Project Manager

Job Summary

• The project manager will oversee and coordinate all on-site construction activities, ensuring projects are completed on time, within budget, and to the highest quality standards.
• This role requires extensive knowledge of construction processes, site management, contractor coordination, and regulatory compliance.
• The project manager will work closely with project managers, architects, engineers, and contractors to execute real estate development projects efficiently.

Key Responsibilities

• Develop and implement construction plans and schedules to ensure timely project completion.
• Coordinate with the procurement officer, architects, and engineers to align project goals with construction execution.
• Ensure all materials, tools, and equipment are available as per project requirements.
• Oversee daily construction activities, ensuring all work is performed according to approved plans and quality standards.
• Manage and supervise subcontractors, site workers, and suppliers to maintain efficiency and productivity.
• Conduct regular site inspections to monitor progress, identify potential risks, and ensure safety compliance.
• Implement and enforce health, safety, and environmental regulations on construction sites.
• Ensure adherence to building codes, zoning regulations, and industry standards.
• Conduct quality checks on materials and workmanship to prevent defects and rework.
• Address any construction-related issues, including structural or design modifications.
• Ensure all necessary permits, licenses, and approvals are obtained and maintained throughout the project lifecycle.
• Act as the primary point of contact between developers, contractors, vendors, and project teams.
• Attend progress meetings and provide updates to senior management and project stakeholders.
• Identify potential construction risks and develop mitigation strategies.
• Resolve conflicts and disputes between contractors, workers, or project teams.
• Adapt to unforeseen challenges such as weather delays, supply chain issues, or design changes.
• Oversee final inspections and project handover to ensure all contractual obligations are met.
• Address post-construction issues, including defect liability and warranty claims.
• Provide input for lessons learned and continuous improvement for future projects.

Requirements

• Bachelor's Degree in civil engineering, construction management, or a related field.
• Minimum of 7-8 years of experience in construction management, preferably in real estate development.
• Strong understanding of construction methodologies, building codes, and safety regulations.
• Excellent leadership, negotiation, and problem-solving skills.
• Experience in real estate is mandatory,
• Proven experience managing building construction and infrastructure projects is mandatory.
• Strong knowledge of project planning, scheduling, budgeting, and contract administration.
• Project management certification is an added advantage.
• Demonstrated ability to manage multiple projects simultaneously and deliver within agreed timelines.
• Excellent leadership, stakeholder management, negotiation, and problem-solving skills.
• Proficiency in Microsoft Project, Primavera, AutoCAD, and Microsoft Office Suite will be an added advantage.
• COREN certification is mandatory.
• Strong ability to manage budgets, timelines, and multiple stakeholders.
• Ability to read and interpret construction blueprints and technical documents.
• Proficiency in risk assessment and conflict resolution.
• Strong communication skills for effective coordination between teams and external partners.
